Ownership

Ownership of Shanghai industrial & warehouse facilities range from Municipal Government to private landlords. Services and facilities include heavy duty cranes up to 20 tonnes, custom built facilities, bonded warehouses and support with establishing & setting up company structures. Various tax incentives are also made available, these will vary according to district.

Dimensions

Building sizes are usually of floor plates from 1,000sqm to 12,000sqm, with both single and multi-storey facilities. For clients requiring industrial facilities of up to 5,000sqm on a single level, these can usually be found pre-constructed. For requirements of above 5,000sqm, or where special requests such as heavy capacity cranes etc. are required, custom built sites are often the most suitable option.

Important

It is important to understand there can be different motivations for landlords leasing premises. While private landlords will be focused on profit generated from leasing their facilities, many Municipal level landlords see the provision of Shanghai industrial and warehouse facilities, as a means of attracting tax generating businesses. Therefore, prior to accepting potential clients, these landlords may require reasonably detailed specifics about the business in terms of investment capital and projected revenues.
